The expressions inside those two boxes are not equal.
It looks like they multiplied the radicand by x^2/x^2, followed by simplifying outside of the radical the x^2/1 part, leaving the radicand divided by x^2.
In the second box, I don't understand from where the negative sign in front of x comes.
