I am trying to determine the percentage increase in rent. If the rent goes up from $1,231 to $1,392, an increase of $161, how would I figure the percentage of increase? I am calculating $161 divided into $1,392 for 11.56%. Is this correct?

When calculating % changes you need to divide the difference by the original (before change) amount.

Percentage increase should be in reference to the starting value ($1231).

So the percent increase in rent = 161/1231 * 100% = 13.0787 % = 13.08 % increase
